I am finally ended this work. Modular parts use material with tile base color, roughness, normal and unique normal, ambient occlusion, 3 masks for dirt, highlight, tone. On props i'm trained trim technique(1 trim material, 2 with unique parts and 2 tile). Floor and wall use tile materials and vertex paint. It also have parallax occlusion mapping. Texel density is 1024 px/m
